In the Marbella real estate market, the first visit almost never takes place at the property. It happens on Google, Instagram, a portal, an ad, or the agent’s profile. Before requesting information, the buyer has already assessed the agency’s quality; and before entrusting a property, the owner has already noticed how others present theirs.
01
The real challenge: selling trust in a market where the product is repetitive
In Marbella, the same villa can appear on several websites, portals, and social media profiles. When the inventory is shared, competing solely with the property leads to a war of visibility that hardly anyone can win in a sustainable way.
The difference lies in the experience surrounding the property: knowledge of the area, quality presentation, the ability to filter out opportunities, access to suitable buyers, and the reassurance that the agent provides throughout the entire process.
Marketing must resolve two different decisions. The buyer needs to trust that the agency understands what they are looking for. The owner needs to ensure that their asset will be defended and presented to the level it deserves.
IN PRACTICE
A clear proposal for owners
Another specific proposal for buyers
Visible evidence of specialization and execution
02
Positioning based on criteria, not just for “luxury”
Saying “luxury real estate in Marbella” does not create a position; it describes a category full of competitors. The brand needs to decide which territory it wants to occupy: contemporary architecture, off-market properties, investment, new developments, knowledge of a neighborhood, or international accompaniment.
The Golden Mile, Nueva Andalucía, Sierra Blanca, Benahavís or La Zagaleta should not be treated as interchangeable labels. Each area responds to different motivations, lifestyles, prices and profiles. Demonstrating that knowledge makes the location an authority, not an artificial succession of keywords.
A strong position also involves giving up. It is preferable to be the first agency someone remembers for a specific type of assignment than to try to be relevant to all properties and all buyers.
03
Capturing owners requires a different strategy
Many agencies focus their communication on buyers and leave product acquisition in the hands of prospecting. However, the best properties come when the owner perceives superior marketing potential before receiving the first call.
Create pages and campaigns that explain how a property is valued, prepared, produced, distributed, and qualified. Teach the process, the materials, the international reach, and how to report. A generic “sell with us” does not demonstrate anything.
Success stories should explain the initial problem, the strategy, the type of demand generated, and the results that can be shared. Even without publishing confidential figures, it is possible to demonstrate rigor, speed, reach, quality of inquiries, and the owner’s experience.
IN PRACTICE
Specific page for owners
Evaluation as the beginning of a relationship, not as an empty hook
Cases that demonstrate how a property is being marketed
04
The international buyer is not a single audience
A British buyer seeking residency, a family from northern Europe valuing privacy, and an investor looking for profitability do not respond to the same message. Translating a campaign does not equate to finding a strategy.
The source market, the language, the reason for the purchase, the economic capacity, and the moment of decision should modify the arguments, the creativity, the highlighted properties, and the call to action. The sales team also needs to receive that context when the inquiry comes in.
Communication should resolve any doubts that arise before traveling: areas, transportation, schools, services, the purchase process, taxation (with professional review), and the possibility of remote visits. The more relevant uncertainties are resolved, the better the business conversation will be.
05
The property is taught; the lifestyle is directed
The photography should explain architecture, proportion, materials and light. The video adds scope, rhythm and atmosphere. The drone adds context when views, plot, privacy or proximity are part of the value. Using each format out of habit produces beautiful content, but not necessarily useful.
Before production, define the attributes that must be recorded in the buyer’s memory. Then plan hero film, tour, vertical shots, editorial photography, details, cover, ads, and materials for agents. A well-designed production feeds all channels without repeating exactly the same piece.
The editorial content completes the inventory: honest area guides, market analysis, architecture, interviews, and comparisons. This is what allows us to remain relevant when the user is not yet ready to request a visit.
06
A connected system: SEO, campaigns, portals, social media and email
SEO captures sustained searches for areas, types of properties, investment, and services. Google Ads competes for active demand. Meta inspires, creates audiences, and re-recruits those who have already shown interest. Portals provide reach, and email keeps a relationship alive that can take months to mature.
These channels should not work as isolated departments. A local guide can be positioned on Google, turned into video, feed ads, help an agent, and trigger an email sequence. The 360 strategy multiplies the same idea without degrading it.
Every campaign needs a landing page that is consistent with its promise. If the ad presents contemporary villas in Benahavís, the page should not lead to a general search engine. It should offer selection, context, proof, and a clear call to action.
IN PRACTICE
Discovery: content, social and video
Intention: SEO, Google Ads and portals
Maturation: retargeting, agents, CRM and email
07
The conversion starts after the form
In luxury real estate, getting a form is not the same as getting an opportunity. What matters are the budget, the area, the horizon, the purpose of the purchase, the language, and the decision-making ability. The form should filter without turning the first contact into an interrogation.
Response speed, agent assignment, conversation quality, and follow-up determine whether marketing investment generates business. The CRM must record the actual source, ownership, or input content, and the progress from visit, proposal, and closing.
There must also be follow-ups for those who don’t buy now. Private alerts, editorial selections, and relevant information maintain the relationship without turning it into an automated chain of messages.
08
What to measure to know if real estate marketing is working
The cost per lead can reward campaigns full of contacts without real capacity. To make decisions, it is advisable to measure qualified inquiries, requests for quotes, orders captured, visits made, open opportunities, and transactions linked to each source.
Add intermediate indicators: brand searches, recurring audience, page-view consumption per property, contact rate per property, response time, and commercial quality. This identifies whether the problem lies in demand, the website, the offer, or the follow-up.
The ultimate goal is not to generate a more attractive report. The goal is to know which combination of brand, content, media, and sales team achieves better property captures and brings buyers closer together.
The advantage isn’t in publishing more properties. It’s in building a brand that owners want to entrust the best properties to and buyers want to come to first before continuing to compare.
